Phoenix Real Estate and Joint Ownership Considerations

It is all about location, location, location.

Before you can actually pick out a vacation home, you need to choose what cities or communities you would like to live in. There are many factors you should pay attention to, not only for yourself but for your partners also. Carefully choosing your community is the first step in "location, location, location" and can help maximize your enjoyment of your vacation home and the future potential resale value.

There are over 65,000 properties listed and unlisted but available in the Metro Phoenix area so there lots of options.

The market continues to soften in outlying areas due to more sub-prime foreclosures and builders that were over extended. The closer in you get to the Scottsdale the less the price is dropping but there are still deals to be had.

Determining what you require and wish for in a vacation home is the next big step.

Some requirements to consider are as follows:

Ø       Detached home, townhouse or apartment

Ø       # of bedrooms

Ø       # of bathrooms

Ø       Air conditioning

Ø       In a gated and/or golf course community with security and a clubhouse

Ø       With a swimming pool or close access to a pool

Ø       And a fitness facility

Ø       Minimum square footage

Ø       Garage and # of stalls

Ø       Type of community

Some wish list items are:

Ø       Vaulted ceilings

Ø       Patio mister

Ø       Granite countertops

Ø       Stainless appliances

Ø       Washer / Dryer

Ø       Tile and hardwood as opposed to carpet

Ø       Fireplace

Ø       Backing onto park, water or golf course

Ø       Housekeeping/maid service available

Ø       Security system

Ø       Outsourced gardening service (or no garden, i.e. desert landscape only)

Ø       Outsourced maintenance/repairs, regular inspection

Ø       Internet access

Ø       Secure storage for golf clubs, etc.

Ø       Focus on future re-sale value. e.g. few or no stairs?

Real Estate Research

The best place to browse listings are:

www.realtor.com best to use the map search tool so that you can drill down to areas or,

www.zillow.com a neat tool but harder to navigate and not as much pertinent data

We work with local real estate specialists who can put together property packages and organize viewings in the above areas.

General Real Estate Information

Ø       Unlike Canada, there are many transaction and closing costs associated with US real estate purchase

Ø       Tax, ownership and income issues need to be reviewed, we have found a new book that covers everything off, http://transitionfinancial.com/productcart/pc/viewPrd.asp?idcategory=&idproduct=1

Ø       Mortgages are available to Canadians but the costs rise accordingly

Ø       We have Canadian and US mortgage specialists that can provide more information on financing acquisitions.

Ø       Your objective should be to go in all cash with your purchaser group, this makes the negotiation process more advantagous. This is easly accomplished by either coming up with your percentage of aquisition costs in the form of cash or using their own homes/lines of credit to finance the acquisition.

Ø       We can provide a web area for real time information updates via the web page or Blog and to host pictures and videos of properties.
